When can I appeal my property taxes?

In Florida, property taxes are assessed and may be appealed annually. Each of the 67 counties mails property value estimates, used to calculate taxes, during August.

Once the "notice of proposed taxes" is mailed, you have only 25 days to file a petition contesting the value. Observe the filing deadline carefully, since "filing" means "received" by the Value Adjustment Board--not just mailed!


In the South Florida tri-county area, the schedule for 2005 is as follows.

Miami-Dade will mail notices on August 23. Value Adjustment Board petitions must be filed on or before September 16. Year 2005 assessments will be available on-line starting August 23 at http://gisims2.miamidade.gov/myhome/propmap.asp.

Broward will mail notices in batches on various dates during the second week of August beginning August 12, and the Value Adjustment Board petition filing deadline will be the 25th day from the date of mailing of the last batch. 2005 preliminary assersesments and hom,estead exemption determinations are available on-line at this time at http://bcpa.net/Includes/Inc_RecMenu.cfm.

Palm Beach County will mail notices August 23 and requires filings no later than September 16 at 5 p.m.

The State of Florida has a regulation that says petitions may be filed after the 25 days for "just cause." Oddly, not all counties enforce this "just cause" provision. Check with the Value Adjustment Board in the county where the property is located for more information.


Every taxpayer has the right to consult with the County Property Appraiser for information or to dispute an assessment. If the Property Appraiser refuses to change the value, property owners can appeal to the county's Value Adjustment Board and go to court if necessary.

Check exemption denial notices for earlier petition filing deadlines regarding exemption issues, including homestead and charitable exmeptions.
