Eliminating 100% of Your Florida Property Taxes

Is it really possible to eliminate 100% of your Florida real estate tax assessment?Not usually. In fact, after representing taxpayers for years, I just got notice of my first 100% valuation reduction on non-exempt property.

What kind of property was it, you ask? Four-tenths of an acre of vacant land in a gated community designated by the subdivider as a private road or private drive, serving as a common area for the residents of a thirteen-home homeowners' association. Under such circumstances, the value of the common area may already be assessed for property tax purposes in the valuations of the adjacent single-family residences. If this is so, and certain other technical requirements are met, such property may be reduced by the Property Appraiser or by the Value Adjustment Board to a zero value.

What was the tax savings here? Well, a $510,960 assessment in the City of Miami equals about $14,000 in taxes at a smidgen over 26 mills.
